This mega-project in the rapidly transforming Paya Lebar region offers classy residential living that evokes an elegant upmarket resort

Strategically positioned along Sims Avenue and directly opposite Eunos MRT station, Parc Esta is a resort-style development in a highly sought-after city fringe location.

To be transformed into an alluring statement of stylish and contemporary condominium living, the 99-year leasehold Parc Esta will boast 1,399-units on a sprawling 377,000 sq ft site. The project is developed by MCL Land, a renowned Singapore property developer behind top-selling projects like J Gateway, Lake Grande and Lakeville.

Hailed as a new residential landmark, this mega-project in is also located in close proximity to the Paya Lebar Central commercial precinct, which is billed as the CBD of the East with abundant Grade A offices and retail amenities near the doorstep of Parc Esta residents.

With prices starting from an affordable threshold of $1,507 psf, it is no wonder that Parc Esta is one of the top-selling new projects in 2019. Already, 75% of units at the project have been snapped up.

Outstanding architectural design

The award-winning architectural firm P&T Group is the design architect for Parc Esta. Conceiving a “three condos in one” environment for the sprawling site, the condo’s architectural concept bestows residents with a cohesive yet varied modern living environment. Almost three-quarters of the development is dedicated to landscaping and water features that span over 200m, to create a lush tropical paradise you can call home.

Grand Parc, at the centre of the development, exudes sophistication with a stately foyer and arrival hall. On either side of the condo is East Parc and West Parc. East Parc boasts much of the cosmopolitan vibes of its central neighbour, with its own understated and relaxed attributes. Lush greenery amid a tranquil setting offers the perfect backdrop to relax and unwind. Meanwhile, West Parc is a family and activity-oriented area, with central features such as a lagoon pool, barbecue and party pavilions.

Altogether, the project comprises nine 18-storey towers that are designed with full-height glass windows to maximise views of its stunning surroundings and offer natural light and ventilation for all units. Each of the towers are crowned with a lantern-inspired design to create a resort-like living environment.

Diverse unit types

The impressive scale of the project has allowed the developer to concoct a pleasing variety of unit types that cater to different lifestyle needs and budgets. They range from one- to five-bedroom units in the various configurations shown below:

  • *One-bedroom and One-bedroom + study: (420 sq ft – 624 sq ft)

  • Two-bedroom and Two-bedroom + study: (581 sq ft – 1,023 sq ft)

  • Three-bedroom and Three-bedroom + study: (904 sq ft – 1,206 sq ft)

  • Four-bedroom: (1,119 sq ft – 1,410 sq ft)

  • *Five-bedroom: (1,399 sq ft – 1,604 sq ft)

*Limited units left.

All units are north-south facing, and come with either a balcony or a private enclosed space for residents to soak up the spectacular views that surround the development. And because the towers are spaced at distances from approximately 40m to 70m, which are significantly further apart than the typical 20m to 25m, residents enjoy a greater sense of privacy. Units on the highest floor also come with lofty ceiling height in the living room. Meanwhile, its five-bedder units are equipped with private lift access, and wet and dry kitchens.

In addition, all units come with sleek marble flooring, and kitchens that are fully equipped with SMEG appliances that range from oven and refrigerator, to washer-and-dryer. Meanwhile, bathrooms are fitted with sanitary fittings from Hansgrohe and sanitary wares from Villeroy & Boch.

Modern smart home provisions

The latest smart home technology will be incorporated into the project to complete the modern luxury experience of living in Parc Esta. With their smartphone or any internet-enabled device, homeowners will be able to control their home’s automation, as well as make bookings or gain access to the condo’s various facilities. Furthermore, each unit is fitted with a biometric digital lock set, with QR code access for visitors that provide additional security.

Superb city-fringe location

Parc Esta is located near the rapidly transforming hub of Paya Lebar, offering residents the advantage of being close to both the joys of the East Coast and the city centre.

With Eunos MRT station at its doorstep, and the new regional centre, Paya Lebar Central being just one stop away, the project presents a rare opportunity for those looking to sink their roots in an area that is being rejuvenated, as well as investors that are looking to tap into the area’s growing tenant pool.

Already, close to one million square feet of Grade-A office space in three office towers has been completed at the new Paya Lebar Quarter (PLQ) integrated development. In the meantime, PLQ has become the corporate address for companies like NYSE-listed property consultancy CBRE and insurance giant Great Eastern.

Aside from increased rental opportunities for investors, the area will also likely benefit from continued property valued uplift as more commercial and office amenities are built in the coming years, according to the URA Master Plan 2019.

Meanwhile, families with young children will prize Parc Esta’s proximity to popular schools such as Haig Girls’ School (within 1km), Eunos Primary School (within 1km), CHIJ Katong Convent, Kong Hwa School, Tanjong Katong Primary School, Maha Bodhi School and Tao Nan School.

For motorists, the Pan-Island Expressway (PIE) and East Coast Parkway (ECP) is close by, offering seamless access to anywhere on the island. Changi Airport is just 11 minutes away by road via the PIE, while the CBD is less than 20 minutes away via the ECP.
